Homeowners overcharged on land tax may get help
A political agreement was reached to address over-taxation of new homeowners on large land areas they don’t own. The Danish Tax Minister, Rasmus Stoklund, plans to propose that municipalities also refund or waive the excess land value tax paid for 2022 and 2023, just as it was resolved for 2024. This follows incidents where post-reform valuation delays caused new homeowners to be taxed based on the larger original plots rather than their smaller partitioned properties. A homeowner in Odense, Gitta Ravn, was described by public broadcaster DR to have had this issue, receiving a tax bill for an area ten times her property’s size, mistakenly including her 13 neighbors’ tax liabilities. The minister’s proposed solution would shift tax obligations from buyers to sellers for the first two years after a property is divided, preventing future buyer penalization.
