44,000 homeowners contest valuation data

Denmark’s Valuation Agency has received objections from about 5% of homeowners following the dispatch of declarations to a million property owners before their assessments. These declarations allowed homeowners to review and contest the data used for their property’s valuation. Out of 44,000 objections, over half pointed out errors in the Building and Dwelling Register (BBR), often related to demolished garages or updated heating systems. The second-most common issue raised pertained to the ‘comparable sales’ used for valuation, with 11% arguing that the reference properties did not accurately reflect local price levels. Challenges were also made against a property’s condition, noise nuisance, and the planning data being used. Consequently, 45% of the objections led to adjustments in the property valuations.
